| $0 – $12,000 | 1% for every $100 |
| $12,001 – $30,000 | $120.00 plus 2% for every $100 over $12,000 |

| $300,001 – $500,000 | $11,330.00 plus 5% for every $100 over $300,000 |

How the maths works
Duty = the base for your band + the rate × the value above that band's floor
Worked example: a $750,000 home at $750,000 falls in the band starting at $500,000. Duty is $21,330.00 + 5.5% of $250,000 = $35,080.00 — an effective rate of 4.68% of the price.
What to watch
- The rates are charged for every $100 "or part of $100", so the figure is rounded up to the next full $100 of value.
- Duty is assessed on the greater of the consideration paid and the site value — buying below market value does not lower the duty.
- Duty is not deductible for an investment property — it is added to the cost base instead, which reduces the capital gain when you sell.
Frequently asked questions
How much is stamp duty in South Australia?
On a $750,000 home it is $35,080.00. The rate is not one flat percentage — the table has 9 tiers. It is marginal: the first band is charged at its own rate, then the next, and so on, so only the part of the value inside each band is charged at that band's rate. Put your own figure into the calculator above for the exact number.
What is stamp duty called here?
In South Australia the tax is called land transfer duty (the official pages say "land transfer (stamp) duty"). It is the same tax as stamp duty in the other states — "stamp duty" is the everyday name.
Is it charged on the whole price or just above a threshold?
Just above. Duty is marginal: the first band is charged at its own rate, then the next, and so on. That is why the difference between a $790,000 and an $810,000 property is a few hundred dollars rather than tens of thousands.
Do first home buyers pay it?
South Australia offers first home buyer relief from duty, and a separate concession where you buy a home off the plan or build — both are claimed through RevenueSA rather than applied automatically. Check the current rules — concessions change more often than the rate table does, and this calculator applies the standard rate to everyone.
What else is added to the bill?
Duty is only one line. Settlement also carries registration fees, your conveyancer's fee, and adjustment of rates and water at settlement. If the property is an investment, duty becomes part of your cost base for capital gains tax rather than a deduction.
Why does the figure here sometimes differ from the revenue office by a few dollars?
Because some jurisdictions charge the rate for every $100, or part of $100, which rounds the taxable amount up to the next full $100. This page applies that rounding where the official wording says so, and says which states do it in the notes above.
