The rate table
State Revenue Office Victoria's table, exactly as published (current rates):
| Dutiable value | Duty |
|---|---|
| $0 – $25,000 | A flat 1.4% of the whole dutiable value |
| $25,001 – $130,000 | $350.00 plus 2.4% for every $100 over $25,000 |
| $130,001 – $960,000 | $2,870.00 plus 6% for every $100 over $130,000 |
| $960,001 – $2,000,000 | A flat 5.5% of the whole dutiable value |
| Over $2,000,000 | $110,000.00 plus 6.5% for every $100 over $2,000,000 |
Principal place of residence (contracts from 6 May 2008)
Victoria publishes a second, cheaper table for a home you will live in — but only up to $550,000. Above that the general table above applies.
| Dutiable value | Duty |
|---|---|
| $0 – $25,000 | A flat 1.4% of the whole dutiable value |
| $25,001 – $130,000 | $350.00 plus 2.4% for every $100 over $25,000 |
| $130,001 – $440,000 | $2,870.00 plus 5% for every $100 over $130,000 |
| $440,001 – $550,000 | $18,370.00 plus 6% for every $100 over $440,000 |
How the maths works
Duty = the base for your band + the rate × the value above that band's floor
Worked example: an $800,000 home (general rate) at $800,000 falls in the band starting at $130,000. Duty is $2,870.00 + 6% of $670,000 = $43,070.00 — an effective rate of 5.38% of the price.
What to watch
- The principal place of residence table is genuinely cheaper below $550,000 — but it stops applying above $550,000, where the general table takes over.
- Above $2 million the premium rate applies: $110,000 plus 6.5% of the excess, from 1 July 2021.
- Duty is not deductible for an investment property — it is added to the cost base instead, which reduces the capital gain when you sell.
Frequently asked questions
How much is stamp duty in Victoria?
On an $800,000 home (general rate) it is $43,070.00. The rate is not one flat percentage — the table has 5 tiers. Most of the table is marginal, but 2 tiers charge a flat percentage of the whole dutiable value instead of just the part inside the tier — the table above shows which. Put your own figure into the calculator above for the exact number.
What is stamp duty called here?
In Victoria the tax is called land transfer duty (the official pages say "land transfer (stamp) duty"). It is the same tax as stamp duty in the other states — "stamp duty" is the everyday name.
Is it charged on the whole price or just above a threshold?
Just above. Duty is marginal: the first band is charged at its own rate, then the next, and so on. That is why the difference between a $790,000 and an $810,000 property is a few hundred dollars rather than tens of thousands.
Do first home buyers pay it?
First home buyers get a full duty exemption on a home up to $600,000 and a concession between $600,001 and $750,000. The off-the-plan concession is separate and can apply regardless of whether it is your first home. Check the current rules — concessions change more often than the rate table does, and this calculator applies whichever of the two tables you pick above, not the schemes described in this answer.
What else is added to the bill?
Duty is only one line. Settlement also carries registration fees, your conveyancer's fee, and adjustment of rates and water at settlement. If the property is an investment, duty becomes part of your cost base for capital gains tax rather than a deduction.
Why does the figure here sometimes differ from the revenue office by a few dollars?
Because some jurisdictions charge the rate for every $100, or part of $100, which rounds the taxable amount up to the next full $100. This page applies that rounding where the official wording says so, and says which states do it in the notes above.
