What you need to know about VIC land tax
- The rates shown are the general rates, which is what most individual property owners pay.
- If the land is held by a trust, or you are an absentee owner, different tables apply — see the SRO page.
- Land tax is assessed on the total taxable value of your land holdings in Victoria, not per property.
- Your principal place of residence is generally exempt.
- Victoria also has a separate Vacant Residential Land Tax for vacant residential land in certain inner and middle suburbs.
- Land tax trust surcharge rates — where land is held by a trust, different (higher) rates apply from a $50,000 threshold.
- Land tax general rates with absentee owner surcharge — where the owner is an absentee (generally not residing in Australia), an additional surcharge applies and the threshold drops to $25,000.

Is land tax charged on each property, or on my total land value?
On your total land value in Victoria. If you own three investment properties worth $400,000 each, you are assessed on $1,200,000 — not three separate amounts. The threshold applies once to the total, not once per property.
Is my home exempt from land tax in Victoria?
Generally yes — your principal place of residence is exempt. Investment properties, holiday homes and vacant land are generally not.
