Worth knowing: It is called the First Home Owner (New Homes) Grant — the "new homes" part is the whole point, and it is the bit people miss.
The detail that decides it
- It applies to a house, townhouse, apartment, unit or similar that is newly built, bought off the plan, or substantially renovated.
- The grant is not available for established homes — that is a rule, not a technicality.
- If you buy a newly built house, townhouse, apartment or unit, the purchase price must not exceed $600,000.
- You must move into the home and live in it for the required period to keep the grant.
Frequently asked questions
How much is the first home owner grant in NSW?
$10,000, but only for a newly built or substantially renovated home. There is no grant for an established home.
Is there a price cap?
Yes — if you buy a newly built house, townhouse, apartment or unit, the purchase price must not exceed $600,000.
Can I get it for an existing home?
No. The scheme is called the First Home Owner (New Homes) Grant, and the grant is not available for established homes — that is the single most common misunderstanding about it.
Do I have to live in it?
Yes. You must occupy the home as your principal place of residence for the required period; buying it as an investment does not qualify.
Compare the other states
